Exciting new options for living are on the horizon for Puerto Vallarta. Fluvial Vallarta, a major development of mixed residences, provides a range for our continually growing market. The focus, says director Jesús Rodríguez Morquecho, is on the prime location, conservation of the environment and the superior quality of the entire project. "It´s something new, not only to Vallarta but to other areas as well, with a state-of-the-art residence in a modern Mexican style."

In this large parcel of land, covering 152 hectares (about 376 acres) on the banks of the Pitillal River, the current vegetation will be left in its natural state. The main avenue, Rio Amazonas, inaugurated in mid-December, which connects Fco. Medina Ascencio with Fco. Villa, and three other major avenues will ensure easy access. The development is close to everything. Within five minutes, you can be at the airport, the main bus station, the beach, the mountains or downtown. Even closer are shopping centers, schools and other activities.

The project is planned in seven phases; the first released to pre-sales in early December for a total of 250 lots, while the remainder of the first phase´s 556 lots will be released for general sales at a later date. Included in the first phase will be an infrastructure not available before in Vallarta. Streets will be textured cement for better traction, with stonework designs in the major intersections. Sidewalks will be of the highest quality, with total wheelchair access and complete illumination.

Architects will be required to follow a strict code for construction. Exterior colors, for example, can be selected from about 20 tones chosen by a panel of designers. All cables, wires, drainage and connections will be underground to maintain the amazing view of the Sierra Madre Mountains to the east, while condominiums will also have a view of the sea.

The commercial center, which will offer groceries and household needs as well as a fashion center, is already under construction. Zoning will be strict, with no allowances made for shops in the residential areas and vice-versa. Plans also include a gymnasium, a health center with spa and fitness equipment, an Olympic-size swimming pool and a surfaced running track. Already in process is a running path along the Pitillal River, which will provide access to the beach by a highway underpass.

Rodríguez Morquecho stresses the care and attention to the environment. "We are not cutting trees to replace them with houses. The vegetation is all natural, and we are not tampering with it to allow the beauty of the area to speak for itself."
