Vallarta/Riviera Nayarit Real Estate Regions
As Puerto Vallarta and Riviera Nayarit grown over the years, it has become necessary to continually revisit how real estate regions and sub-regions are divided, to assist people in finding and navigating through the many popular real estate neighborhoods. At the Vallarta Lifestyles Publishing Group (VLPG) we have established the following real estate zones:
First, we refer to the entire region from Barra de Navidad in the south to San Blas in the north as Costa Vallarta. Costa Vallarta encompasses Puerto Vallarta (or the Bay of Banderas), Riviera Nayarit (north of Vallarta to San Blas) and Costalegre (Puerto Vallarta south to Barra de Navidad).
Within these three zones we have identified 12 principal regions, which are, starting in the south: Costalegre, South Shore, El Centro (downtown Puerto Vallarta), Hotel Zone, Marina Vallarta, Airport-Jalisco, Airport-Nayarit, Flamingos/Nuevo Vallarta, Bucerias/La Cruz, North Shore and Riviera Nayarit North.
Most of these Regions are broken down into smaller Sub-Regions, to make regional identification even easier. The most popular real estate towns and communities within Costa Vallarta are Puerto Vallarta, Marina Vallarta, Nuevo Vallarta/Flamingos, Bucerias, La Cruz, Punta de Mita, Sayulita, San Pancho and San Francisco.
Costa Nayarit starts at the northerly point of Banderas Bay at Punta Mita and follows the coastline northward. By road, you can access this coastline by following highway #200 out of Bucerias, or by taking the North Shore route through La Cruz out to Punta de Mita.

As one of the fastest growing, most successful real estate investment regions in the state of Nayarit, the mega-developments of Nuevo Vallarta and Flamingos are known best for the full spectrum of real estate homes and condominiums they have to offer.
On the Jalisco side of the valley, extending from the Ameca River eastward around Vallarta and Pitillal, is the region known Valle Jalisco. It includes everything along the highway from Marina Vallarta, around the airport, and back into the valley.
This region is situation between the international airport and the start of downtown Vallarta. Starting at the airport it extends south along the coastline, to Marina Vallarta and down to downtown Puerto Vallarta.
There's no doubt that living in the heart of downtown is attractive for many who move to Puerto Vallarta specifically for the romantic life suggested by walking along the Malecón, surrounded by the friendly faces of Mexico.
The South Shore is where the foothills of the Sierra Madre meets the ocean, creating spectacular real estate opportunities for both home and condominiums with fantastic views of the bay and town.
South of the Bay of Banderas starts the coastline of Costalegre. It stretches from El Tuito, in the mountains and Cabo Corrientes as the southern point of Banderas Bay, all the way to Barra de Navidad.
